Re-sandable many times

A hardwood floor can last a lifetime when it’s sanded by a professional. Hardwood flooring can be re-sanded roughly 10 to 12 times over its life.

What we don’t sand

We do not sand engineered floors — they’re too thin. You’ll often find these floors in condos or laid over concrete surfaces.

Pre-finished floors

If your flooring was varnished industrially — a “pre-finished” floor with an aluminium-oxide coating — it calls for an extra sanding step, which we’ll explain during your estimate.

We also sand and varnish hardwood staircases. The risers and stringers are often made of veneered wood, so we can’t carry out an extensive sanding on those parts — but the treads are refinished to a durable, even finish that matches your floors.

The three questions we hear most about sanding & varnishing.

How long does it take, and when can I use my floor again?

A typical sand-and-varnish takes about two days. On the first day we sand and apply two coats of varnish, and the final coat goes on the next day if needed. After the last coat it takes about 24 hours to dry — you can walk on it (in socks) the next morning and move your furniture back. Wait about a month before laying down carpets or area rugs so the finish fully cures.

Is it really dust-free? How messy will my home get?

Our technique reduces dust by up to 97%. We use top-quality sanding machines connected to vacuums with HEPA filters, so there’s no need for a major cleaning spree afterwards. Because we can’t completely seal off the whole house, you may still find a fine layer of dust on surfaces — a few passes with a vacuum clears it up.
